SUMMARY:Basic Tax Credit Online Training
DESCRIPTION:Trainer:  Deb Piltch  \nRegister Here  \nThis course is designed for beginner level tax credit managers. It is a great pre-cursor to the SHCM prep course as well as the advanced level tax credit course being held later in the year. This training will provide participants with an overview of the Tax Credit Program. We will explore the governing rules\, the role of the owner investor(s) and state agency\, key terms including\, but not limited to\, the building identification number (BIN)\, eligible basis\, the minimum set aside\, target fraction\, applicable fraction\, qualified basis\, placed in service\, as well as discuss issues relating to income limits\, maximum gross rent\, student status\, and determining gross annual income. We will also discuss rules specific to the tax credit program\, including the vacant unit rule and the next available unit rule\, and what a monitoring agency expects from owners regarding documenting the eligibility of residents. DESCRIPTION:Trainer:  Gwen Volk \nRegister Here  \nAs of June 2022\, 202\,000 public housing units and 43\,000 units of Rent Supplement\, RAP and\nMod Rehab had converted to a Section 8 platform through HUD’s Rental Assistance Demonstration\n(RAD) program which was initiated in 2012. In 2020\, the 2800 202 PRACs and their 120\,000 units\nbecame eligible to convert to RAD. Conversions of PRACs are picking up the pace in 2022. Congress\nhas now approved RAD conversions for the 28\,000 units in 811 PRACS and HUD is working out the\ndetails for those unique projects. Learn or refresh on what RAD is and how it changes the properties\nthat convert. This voluntary “preservation” program is helping to stop the loss of affordable housing.
