SUMMARY:Labor Day
DESCRIPTION:LABOR DAY: WHAT IT MEANS\nLabor Day\, the first Monday in September\, is a creation of the labor movement and is dedicated to the social and economic achievements of American workers. It constitutes a yearly national tribute to the contributions workers have made to the strength\, prosperity\, and well-being of our country. \nLABOR DAY LEGISLATION\nThrough the years the nation gave increasing emphasis to Labor Day. The first governmental recognition came through municipal ordinances passed during 1885 and 1886. From these\, a movement developed to secure state legislation. The first state bill was introduced into the New York legislature\, but the first to become law was passed by Oregon on February 21\, 1887. During the year four more states — Colorado\, Massachusetts\, New Jersey\, and New York — created the Labor Day holiday by legislative enactment. By the end of the decade Connecticut\, Nebraska\, and Pennsylvania had followed suit. By 1894\, 23 other states had adopted the holiday in honor of workers\, and on June 28 of that year\, Congress passed an act making the first Monday in September of each year a legal holiday in the District of Columbia and the territories. \nFOUNDER OF LABOR DAY\n\n\n\n\n\n\n\nMore than 100 years after the first Labor Day observance\, there is still some doubt as to who first proposed the holiday for workers. \nSome records show that Peter J. McGuire\, general secretary of the Brotherhood of Carpenters and Joiners and a cofounder of the American Federation of Labor\, was first in suggesting a day to honor those “who from rude nature have delved and carved all the grandeur we behold.” \nBut Peter McGuire’s place in Labor Day history has not gone unchallenged. Many believe that Matthew Maguire\, a machinist\, not Peter McGuire\, founded the holiday. Recent research seems to support the contention that Matthew Maguire\, later the secretary of Local 344 of the International Association of Machinists in Paterson\, N.J.\, proposed the holiday in 1882 while serving as secretary of the Central Labor Union in New York. What is clear is that the Central Labor Union adopted a Labor Day proposal and appointed a committee to plan a demonstration and picnic. \n\n“The Real Maguire – Who Actually Invented Labor Day?”\n\nTHE FIRST LABOR DAY\nThe first Labor Day holiday was celebrated on Tuesday\, September 5\, 1882\, in New York City\, in accordance with the plans of the Central Labor Union. The Central Labor Union held its second Labor Day holiday just a year later\, on September 5\, 1883. \nIn 1884 the first Monday in September was selected as the holiday\, as originally proposed\, and the Central Labor Union urged similar organizations in other cities to follow the example of New York and celebrate a “workingmen’s holiday” on that date. The idea spread with the growth of labor organizations\, and in 1885 Labor Day was celebrated in many industrial centers of the country. \nA NATIONWIDE HOLIDAY\n\n\n\n\n\n\n\nThe form that the observance and celebration of Labor Day should take was outlined in the first proposal of the holiday — a street parade to exhibit to the public “the strength and esprit de corps of the trade and labor organizations” of the community\, followed by a festival for the recreation and amusement of the workers and their families. This became the pattern for the celebrations of Labor Day. Speeches by prominent men and women were introduced later\, as more emphasis was placed upon the economic and civic significance of the holiday. Still later\, by a resolution of the American Federation of Labor convention of 1909\, the Sunday preceding Labor Day was adopted as Labor Sunday and dedicated to the spiritual and educational aspects of the labor movement. \nThe character of the Labor Day celebration has undergone a change in recent years\, especially in large industrial centers where mass displays and huge parades have proved a problem. This change\, however\, is more a shift in emphasis and medium of expression. Labor Day addresses by leading union officials\, industrialists\, educators\, clerics and government officials are given wide coverage in newspapers\, radio\, and television. \nThe vital force of labor added materially to the highest standard of living and the greatest production the world has ever known and has brought us closer to the realization of our traditional ideals of economic and political democracy. It is appropriate\, therefore\, that the nation pay tribute on Labor Day to the creator of so much of the nation’s strength\, freedom\, and leadership — the American worker.

SUMMARY:Preventing and Preparing for Violence at Your Property
DESCRIPTION:“Work Place Violence”. “Active Shooter”. We have heard these terms all too often in relation to malls\, movie theaters\, offices and schools. \nIn Connecticut\, we have had more than our share of senseless acts of violence. As property professionals\, we will often find ourselves being on the front line for these types of events and First Responders will often look to us for initial information and assistance. \n\nPlease join NEAHMA on Thursday\, September 18\, 2014 when Connecticut State Police Trooper Steven Reif\, Fairfield Police Department Lt. James Perez\, and Doug Pesce from the US Department of Homeland Security will present information pertaining to these very real issues. They will discuss topics such as “Signs of Conflict”\, “Mental Conditioning”\, and “Violence Indicators” as well as things to expect should an actual event occur on one of your sites. \nIt is our hope that through this presentation\, you will have the building blocks necessary to begin a conversation with your clients\, customers\, owners and employers/employees about preventing and preparing for unthinkable acts of violence. The time to discuss and plan for these types of situations is not after an event has happened\, but rather before. \n  \nREGISTER ONLINE HERE

SUMMARY:MA Quarterly Meeting: Fast Track Eviction Seminar
DESCRIPTION:MA Quarterly Meeting: \nREGISTER ONLINE HERE \nFast Track Eviction Seminar: A Proactive Legal Approach to Reducing Serious Challenges at Your Property \n Whether you are new to the industry or a seasoned professional\, some of the most serious problems facing Property managers today can range from unwanted visitors\, to more serious threats to your property such as drugs\, violence\, gangs or even weapons. What is a Manager to do?  Thankfully there are legal tools for Property Managers and site staff to use. \n  \n This interactive seminar led by Attorney Frank Flynn\, who specializes in commercial and residential landlord/tenant law from the expanded Boston Law firm of Flynn Law Group\, is intended to serve as a platform to inform and benefit Property Managers\, Site Staff and Owners of multifamily properties.  We will explore ways to effectively to address dangers to your property such as drugs\, guns\, violence and prostitution that residents and visitors may bring to your property.  Lively classroom participation and discussion is encouraged. \nThe Seminar will focus on such areas as: \n –              Proactive Legal Methods:  You will be informed on multiple methods of reducing serious threats to your property that may result in avoiding future criminal activity at your property. \n –              Cause-Based Evictions: You will be informed on the process of evicting residents for violations of their leases that go far beyond a simple non-payment of rent case.  This is an effective way to remove residents who have been involved in fights\, have disrupted the livability of the development and other areas of material non-compliance with the terms of their leases. \n You will also become familiar on the process and procedure of a standard eviction.  Including\, properly documenting activity\, referral to your attorney\, the notice to quit procedure and the court process. \n–              Fast Track Evictions:  Attorney Flynn will discuss the process of evicting a resident for a violation of M.G.L. c. 139\, Section 19.  This law allows the Landlord to fast-track a case as a civil action if a resident is found to be involved in the keeping\, sale or manufacture of illegal substances\, if they are illegally storing a weapon\, if they are involved in prostitution or if they commit acts of violence against an employee or other person entitled to be present on the premises in their unit.  This process is designed to remove the dangerous resident in just a few short weeks rather than a few months. \n –              Protecting your Property from Unwanted Trespassers:  Under M.G.L. c. 121B\, Section 32C you can keep unwanted and/or dangerous persons off your premises\, often forever.  The Massachusetts legislature has enacted a special provision in the General Laws in order to protect subsidized properties.  This law allows you to keep someone off your property if they have caused harm to a resident\, or employee of the landlord\, have destroyed\, vandalized or stolen property of the landlord\, or another resident\, if they have brought a weapon onto your property\, or if they have sold or possessed drugs on the property.  The importance of this law is that this type of order can be made permanent by the court\, thus keeping this person off your property forever.  It is also important to note that a violation of this type of order granted by the court is a criminal act. \nThe seminar will be followed by an interactive question and answer period.  Attorney Flynn has over twenty four years of experience handling cause based evictions as well as fast-track evictions and actions under Chapter 121B\, Section 32C and will share some of his experiences dealing with these matters. \n
