DESCRIPTION:  \nPresented by: Caren Silverlieb \n  \nREGISTER NOW \nAccording to the Alzheimer’s Association’s 2013 Facts and Figures report\, the percent of people with Alzheimer’s disease based on age range estimates that one in nine (11%) over age 65\, and about one in three (32%) of those 85 and older have the disease. People with Alzheimer’s disease and other dementias already live in the buildings in which we work\, they will continue to age with us in community\, and their dementia will continue to progress. The goal of the Habilitation training is to enable residents with Alzheimer’s disease or other dementia to remain in (low income subsidized and market rate) independent senior housing (even if only a few months) happier and better understood through staff training\, and a specialized memory support team. \nThe following topics will be covered during the training: \n• What is Alzheimer’s disease?\n• What is happening in the brain?\n• What are normal age-related changes vs. Alzheimer’s disease?\n• What are the components of the Habilitation Model?\n• What are best practices in communication with the resident?\n• How does the physical environment effect mood?\n• What is meaningful engagement?\n• How does the resident use behavior to communicate? \nCaren Silverlieb\, MMHS\, received her Master’s Degree in the Management of Human Services with a concentration in Aging from the Heller Graduate School at Brandeis University. Over the last 28 years\, Caren has held a number of executive management positions in government funded\, non-profit and private community-based long term care programs\, affordable housing\, and assisted living. She serves on the advisory and resident relations committees of the Newton Community Development Foundation\, the education and training committee of the Massachusetts Assisted Living Facilities Association\, the education committee of LeadingAge national\, and the board of trustees of LeadingAge Massachusetts. Anyone who could be responsible for removing or modifying painted surfaces that disturb more than 6 sf. (interior) or 20 sf. (exterior) throughout an entire property will need to have this certification. Each company will be required to have at least one certified technician on-site by law. This includes work done in residential homes\, apartments\, child-care facilities\, or schools built pre-1978. For those in violation of this law there is tremendous liability and penalties that will be enforced. These individuals would include property owners/managers\, maintenance providers\, contractors\, HVAC\, plumbers\, and other specialty tradesman. In Hawaii Columbus Day is also known as Landing Day or Discoverer’s Day. \nNot all parts of the United States celebrate Columbus Day. It is not a public holiday in some states such as California\, Oregon\, Nevada and Hawaii. Moreover\, Native Americans’ Day is celebrated in South Dakota\, while Indigenous People’s Day is celebrated in Berkeley\, California. \nPublic life\nColumbus day is a public holiday in many parts of the United states\, but is not observed or is not a holiday in some states. Government offices are generally closed\, but businesses may be open. Schools are not required to close and may decide to remain open or closed. People are advised to check with their school districts on Columbus Day school holiday closures. It is a legal observance in Florida. \nAbout Columbus Day\nChristopher Columbus is often portrayed as the first European to sail to the Americas. He is sometimes portrayed as the discoverer of the New World. However\, this is controversial on many counts. There is evidence that the first Europeans to sail across the Atlantic were Viking explorers from Scandinavia. In addition\, the land was already populated by indigenous peoples\, who had ‘discovered’ the Americas thousands of years before. \nColumbus Day originated as a celebration of Italian-American heritage and was first held in San Francisco in 1869. The first state-wide celebration was held in Colorado in 1907. In 1937\, Columbus Day become a holiday across the United States. Since 1971\, it has been celebrated on the second Monday in October. The date on which Columbus arrived in the Americas is also celebrated as the Día de la Raza (Day of the Race) in Latin America and some Latino communities in the USA. However\, it is a controversial holiday in some countries and has been re-named in others. \nColumbus Day celebrations are controversial because the settlement of Europeans in the Americas led to the deaths of a very large proportion of the native people. It has been argued that this was a direct result of Columbus’ actions. It is clear that the arrival of the European settlers led to the demise of a large proportion of the history and culture of the indigenous peoples of the Americas. What is a Manager to do?  Thankfully there are legal tools for Property Managers and site staff to use. \n  \n This interactive seminar led by Attorney Frank Flynn\, who specializes in commercial and residential landlord/tenant law from the expanded Boston Law firm of Flynn Law Group\, is intended to serve as a platform to inform and benefit Property Managers\, Site Staff and Owners of multifamily properties.  We will explore ways to effectively to address dangers to your property such as drugs\, guns\, violence and prostitution that residents and visitors may bring to your property.  Lively classroom participation and discussion is encouraged. \nThe Seminar will focus on such areas as: \n –              Proactive Legal Methods:  You will be informed on multiple methods of reducing serious threats to your property that may result in avoiding future criminal activity at your property. \n –              Cause-Based Evictions: You will be informed on the process of evicting residents for violations of their leases that go far beyond a simple non-payment of rent case.  This is an effective way to remove residents who have been involved in fights\, have disrupted the livability of the development and other areas of material non-compliance with the terms of their leases. \n You will also become familiar on the process and procedure of a standard eviction.  Including\, properly documenting activity\, referral to your attorney\, the notice to quit procedure and the court process. \n–              Fast Track Evictions:  Attorney Flynn will discuss the process of evicting a resident for a violation of M.G.L. c. 139\, Section 19.  This law allows the Landlord to fast-track a case as a civil action if a resident is found to be involved in the keeping\, sale or manufacture of illegal substances\, if they are illegally storing a weapon\, if they are involved in prostitution or if they commit acts of violence against an employee or other person entitled to be present on the premises in their unit.  This process is designed to remove the dangerous resident in just a few short weeks rather than a few months. \n –              Protecting your Property from Unwanted Trespassers:  Under M.G.L. c. 121B\, Section 32C you can keep unwanted and/or dangerous persons off your premises\, often forever.  The Massachusetts legislature has enacted a special provision in the General Laws in order to protect subsidized properties.  This law allows you to keep someone off your property if they have caused harm to a resident\, or employee of the landlord\, have destroyed\, vandalized or stolen property of the landlord\, or another resident\, if they have brought a weapon onto your property\, or if they have sold or possessed drugs on the property.  The importance of this law is that this type of order can be made permanent by the court\, thus keeping this person off your property forever.  It is also important to note that a violation of this type of order granted by the court is a criminal act. \nThe seminar will be followed by an interactive question and answer period.  Attorney Flynn has over twenty four years of experience handling cause based evictions as well as fast-track evictions and actions under Chapter 121B\, Section 32C and will share some of his experiences dealing with these matters. \n
