DESCRIPTION:Who should attend this workshop? \nThis one day course will consist of the 8 Hour Certification training based on the EPA Lead Safety for Renovation\, Repair and Painting. \nREGISTER ONLINE HERE \nThis will meet the standards and requirements of the EPA regulations that went into effect in October of 2011 and in July 2010 in MA and supersedes the EPA . Anyone who could be responsible for removing or modifying painted surfaces that disturb more than 6 sf. (interior) or 20 sf. (exterior) throughout an entire property will need to have this certification. Each company will be required to have at least one certified technician on-site by law. This includes work done in residential homes\, apartments\, child-care facilities\, or schools built pre-1978. For those in violation of this law there is tremendous liability and penalties that will be enforced. These individuals would include property owners/managers\, maintenance providers\, contractors\, HVAC\, plumbers\, and other specialty tradesman. DESCRIPTION:Observe Columbus Day\nOfficially\, the people of the USA are invited to celebrate the anniversary of the discovery of their country with church services and other activities. In some towns and cities\, special church services\, parades and large events are held. Most celebrations are concentrated around the Italian-American community. The celebrations in New York and San Francisco are particularly noteworthy. In Hawaii Columbus Day is also known as Landing Day or Discoverer’s Day. \nNot all parts of the United States celebrate Columbus Day. It is not a public holiday in some states such as California\, Oregon\, Nevada and Hawaii. Moreover\, Native Americans’ Day is celebrated in South Dakota\, while Indigenous People’s Day is celebrated in Berkeley\, California. \nPublic life\nColumbus day is a public holiday in many parts of the United states\, but is not observed or is not a holiday in some states. Government offices are generally closed\, but businesses may be open. Schools are not required to close and may decide to remain open or closed. People are advised to check with their school districts on Columbus Day school holiday closures. It is a legal observance in Florida. \nAbout Columbus Day\nChristopher Columbus is often portrayed as the first European to sail to the Americas. He is sometimes portrayed as the discoverer of the New World. However\, this is controversial on many counts. The first state-wide celebration was held in Colorado in 1907. In 1937\, Columbus Day become a holiday across the United States. Since 1971\, it has been celebrated on the second Monday in October. The date on which Columbus arrived in the Americas is also celebrated as the Día de la Raza (Day of the Race) in Latin America and some Latino communities in the USA. However\, it is a controversial holiday in some countries and has been re-named in others. \nColumbus Day celebrations are controversial because the settlement of Europeans in the Americas led to the deaths of a very large proportion of the native people. It has been argued that this was a direct result of Columbus’ actions. It is clear that the arrival of the European settlers led to the demise of a large proportion of the history and culture of the indigenous peoples of the Americas. It has also been argued that Columbus should not be honored for discovering North America\, as he only went as far as some islands in the Caribbean and never got as far as mainland America. \nNote: timeanddate.com states the facts and issues associated with this observance but does not disclose its opinion on the matter.

What is a Manager to do?  Thankfully there are legal tools for Property Managers and site staff to use. \n  \n This interactive seminar led by Attorney Frank Flynn\, who specializes in commercial and residential landlord/tenant law from the expanded Boston Law firm of Flynn Law Group\, is intended to serve as a platform to inform and benefit Property Managers\, Site Staff and Owners of multifamily properties.  We will explore ways to effectively to address dangers to your property such as drugs\, guns\, violence and prostitution that residents and visitors may bring to your property.  Lively classroom participation and discussion is encouraged. \nThe Seminar will focus on such areas as: \n –              Proactive Legal Methods:  You will be informed on multiple methods of reducing serious threats to your property that may result in avoiding future criminal activity at your property. \n –              Cause-Based Evictions: You will be informed on the process of evicting residents for violations of their leases that go far beyond a simple non-payment of rent case.  This is an effective way to remove residents who have been involved in fights\, have disrupted the livability of the development and other areas of material non-compliance with the terms of their leases. \n You will also become familiar on the process and procedure of a standard eviction.  Including\, properly documenting activity\, referral to your attorney\, the notice to quit procedure and the court process. \n–              Fast Track Evictions:  Attorney Flynn will discuss the process of evicting a resident for a violation of M.G.L. c. 139\, Section 19.  This law allows the Landlord to fast-track a case as a civil action if a resident is found to be involved in the keeping\, sale or manufacture of illegal substances\, if they are illegally storing a weapon\, if they are involved in prostitution or if they commit acts of violence against an employee or other person entitled to be present on the premises in their unit.  This process is designed to remove the dangerous resident in just a few short weeks rather than a few months. \n –              Protecting your Property from Unwanted Trespassers:  Under M.G.L. c. 121B\, Section 32C you can keep unwanted and/or dangerous persons off your premises\, often forever.  The Massachusetts legislature has enacted a special provision in the General Laws in order to protect subsidized properties.  This law allows you to keep someone off your property if they have caused harm to a resident\, or employee of the landlord\, have destroyed\, vandalized or stolen property of the landlord\, or another resident\, if they have brought a weapon onto your property\, or if they have sold or possessed drugs on the property.  The importance of this law is that this type of order can be made permanent by the court\, thus keeping this person off your property forever.  It is also important to note that a violation of this type of order granted by the court is a criminal act. \nThe seminar will be followed by an interactive question and answer period.  Attorney Flynn has over twenty four years of experience handling cause based evictions as well as fast-track evictions and actions under Chapter 121B\, Section 32C and will share some of his experiences dealing with these matters. \n

DESCRIPTION:LABOR DAY: WHAT IT MEANS\nLabor Day\, the first Monday in September\, is a creation of the labor movement and is dedicated to the social and economic achievements of American workers. It constitutes a yearly national tribute to the contributions workers have made to the strength\, prosperity\, and well-being of our country. \nLABOR DAY LEGISLATION\nThrough the years the nation gave increasing emphasis to Labor Day. The first governmental recognition came through municipal ordinances passed during 1885 and 1886. From these\, a movement developed to secure state legislation. The first state bill was introduced into the New York legislature\, but the first to become law was passed by Oregon on February 21\, 1887. During the year four more states — Colorado\, Massachusetts\, New Jersey\, and New York — created the Labor Day holiday by legislative enactment. By the end of the decade Connecticut\, Nebraska\, and Pennsylvania had followed suit. By 1894\, 23 other states had adopted the holiday in honor of workers\, and on June 28 of that year\, Congress passed an act making the first Monday in September of each year a legal holiday in the District of Columbia and the territories. \nFOUNDER OF LABOR DAY\n\n\n\n\n\n\n\nMore than 100 years after the first Labor Day observance\, there is still some doubt as to who first proposed the holiday for workers. \nSome records show that Peter J. McGuire\, general secretary of the Brotherhood of Carpenters and Joiners and a cofounder of the American Federation of Labor\, was first in suggesting a day to honor those “who from rude nature have delved and carved all the grandeur we behold.” \nBut Peter McGuire’s place in Labor Day history has not gone unchallenged. Many believe that Matthew Maguire\, a machinist\, not Peter McGuire\, founded the holiday. Recent research seems to support the contention that Matthew Maguire\, later the secretary of Local 344 of the International Association of Machinists in Paterson\, N.J.\, proposed the holiday in 1882 while serving as secretary of the Central Labor Union in New York. What is clear is that the Central Labor Union adopted a Labor Day proposal and appointed a committee to plan a demonstration and picnic. \n\n“The Real Maguire – Who Actually Invented Labor Day?”\n\nTHE FIRST LABOR DAY\nThe first Labor Day holiday was celebrated on Tuesday\, September 5\, 1882\, in New York City\, in accordance with the plans of the Central Labor Union. The Central Labor Union held its second Labor Day holiday just a year later\, on September 5\, 1883. \nIn 1884 the first Monday in September was selected as the holiday\, as originally proposed\, and the Central Labor Union urged similar organizations in other cities to follow the example of New York and celebrate a “workingmen’s holiday” on that date. The idea spread with the growth of labor organizations\, and in 1885 Labor Day was celebrated in many industrial centers of the country. \nA NATIONWIDE HOLIDAY\n\n\n\n\n\n\n\nThe form that the observance and celebration of Labor Day should take was outlined in the first proposal of the holiday — a street parade to exhibit to the public “the strength and esprit de corps of the trade and labor organizations” of the community\, followed by a festival for the recreation and amusement of the workers and their families. This became the pattern for the celebrations of Labor Day. Speeches by prominent men and women were introduced later\, as more emphasis was placed upon the economic and civic significance of the holiday. Still later\, by a resolution of the American Federation of Labor convention of 1909\, the Sunday preceding Labor Day was adopted as Labor Sunday and dedicated to the spiritual and educational aspects of the labor movement. \nThe character of the Labor Day celebration has undergone a change in recent years\, especially in large industrial centers where mass displays and huge parades have proved a problem. This change\, however\, is more a shift in emphasis and medium of expression. Labor Day addresses by leading union officials\, industrialists\, educators\, clerics and government officials are given wide coverage in newspapers\, radio\, and television. \nThe vital force of labor added materially to the highest standard of living and the greatest production the world has ever known and has brought us closer to the realization of our traditional ideals of economic and political democracy. It is appropriate\, therefore\, that the nation pay tribute on Labor Day to the creator of so much of the nation’s strength\, freedom\, and leadership — the American worker.

The COQ Awards recognize outstanding property-management companies that demonstrate the highest possible quality of safe\, affordable housing for lower-income families at particular sites. \nThe awards competition will include five categories: \n• Exemplary Family Development \n• Exemplary Development for the Elderly \n• Exemplary Development for Residents with Special Needs \n• Exemplary Development for Single Room Occupancy Housing \n• Outstanding Turnaround of a Troubled Property \n  \nThe Awards Criteria –To enter the 2014 NEAHMA regional Communities of Quality Awards competition\, your property must be a national recognized Community of Quality property. \n\nThe property must have scored a minimum of 325 points on its National Recognition application.\nProperties that competed in the previous COQ Awards program but did not win are invited to reapply for the 2014 awards program; previous award winners are not eligible to re-compete.\nPrepare an essay of 500 to 1500 words\, outlining the outstanding features and/or aspects of the property\, and why it should be selected by the judges as an award winner. NEAHMA is offering a one day TRACS Release 202D training in order to prepare users for the important updates that will be made to the TRACS system. The training will cover all updates to Tenant and Voucher/Payment System Record files as well as to HUD’s corresponding paper certification and voucher forms. Additionally\, the training will highlight applicable policy changes. Please note that the training will not cover the submission process or how these changes appear in the various property management software systems; instead this course is designed specifically to cover the general changes to be implemented with TRACS Release 202D. \nNicole Scott:\nShe has over a decade of experience in property management\, working as a property manager\, IT specialist\, trainer and consultant. As a consultant\, she worked as a project manager facilitating implementations\, conducting both on-site and remote trainings\, providing technical support\, and documenting policies and procedures for a number of clients across the country. She oversees voucher transmissions and TRACS error resolutions\, conducts remote and on-site trainings\, and supports site staff on EIV\, specifically in crafting and executing repayment agreements.
