It is a great pre-cursor to the SHCM prep course as well as the advanced level tax credit course being held later in the year.\nThis training will provide participants with an overview of the Tax Credit Program.  We will explore the governing rules\, the role of the owner investor(s) and state agency\, key terms including\, but not limited to\, the building identification number (BIN)\, eligible basis\, the minimum set aside\, target fraction\, applicable fraction\, qualified basis\, placed in service\, as well as discuss issues relating to income limits\, maximum gross rent\, student status\, and determining gross annual income.  We will also discuss rules specific to the tax credit program\, including the vacant unit rule and the next available unit rule\, and what a monitoring agency expects from owners regarding documenting the eligibility of residents.  \nPlease bring a calculator.

While most have good mental health\, many older adults are at risk of developing mental disorders\, neurological disorders or substance use problems as well as other health conditions such as diabetes\, hearing loss\, and osteoarthritis. Over 20% of adults aged 60 and over suffer from a mental or neurological disorder Furthermore\, as people age\, they are more likely to experience several conditions at the same time. As baby-boomers\, the largest aging population in U.S. history enter the affordable housing arena\, housing providers will need to be prepared to address and advocate on behalf of their residents living with mental health condition. As a Geriatric Case Manager collaborating with local organizations and services\, she hunts resources for elder folks facing health transitions to thrive.  She is also a long-time community activist and believes in bringing flair and fashion into civic engagement\, or proactivism. “This is what festive democracy looks like.”  Anne hopes to ‘deputize’ all the Care Managers to don their figurative Superhero capes\, and amp up the awareness to fend off the epidemic of targeting elders for exploitation\, and champion safe communities for aging neighbors everywhere
