SUMMARY:Service Programs on a Shoestring© NEAHMA Webinar
DESCRIPTION:  \nREGISTER HERE \nPresenter- Gwen Volk\, In Focus \nNot everyone is lucky enough to have professional service coordinator on staff. Nor can all properties afford to hire an outside service contractor to coordinate their activities. Tax credit properties and bond properties generally come with a requirement for programs to enrich the quality of life of residents but generally do not have budgets that provide much to invest in such things. Take it from someone whose properties won two national awards- largely for their outstanding service programs – without benefit of large budgets or professional service coordination: You too can do quality programs on a shoestring.

SUMMARY:Repayments Agreements Webinar
DESCRIPTION:REGISTER HERE \n  \nTrainer: Nicki Scott \nOur course on Repayment Agreements is designed to help Owners and Agents better understand the Department of Housing and Urban Development’s\, or HUD’s\, objective of reducing administrative and subsidy payment errors in order to assure that the ‘right benefits go to the right persons’. HUD has provided tools and guidance to Owners with the expectation of reducing assistance payment errors\, mismanagement and/or fraud. Throughout this course\, we will review the requirements detailed in Chapters 8 and 9 of the Handbook\, which address the actions that Owners must\, should and may take upon discovering a discrepancy and/or possible error that affects a tenant’s rent and/or eligibility. Next\, HUD has very specific requirements regarding tenant and/or Owner repayment agreements. We will detail these requirements as well as provide guidance on successfully negotiating and entering into a repayment agreement with a tenant. Additionally\, HUD recognizes the financial and administrative burden of investigating and documenting discrepancies and/or possible errors. We will review the guidance in the Handbook stating that Owners may retain a portion of the repayments they collect from tenants to defray the cost of pursuing these cases. Finally\, throughout this course we will use a case study to highlight HUD’s requirement of investigating and documenting discrepancies and/or possible errors and entering into repayment agreements with tenants in order to reimburse HUD for improper subsidy payments.

SUMMARY:Can’t We All Just Get Along? Conflict Management NEAHMA Webinar
DESCRIPTION:  \nREGISTER HERE \nTrainer: Ruben Rivera- Jackman \nConflicts are natural in all walks of daily life\, both at workplace and home. This session will introduce the common characteristics and traits associated with difficult people. While such characteristics and traits may be exaggerations\, you may find these characteristics and traits in a few of the people in your workplace\, amongst your friends\, or even a loved one. Dealing with difficult people requires both tact and strength. You really can’t manage someone who’s being difficult\, until you see the world through his or her eyes. What seems to be helpful is to establish the personality type that seems to fit the person you are dealing with and from this you’ll be able to handle the situation better. Remember that there are no difficult people\, only different ones.\nWebinar Participants Will:\n-Enhance their understanding of the common characteristics and traits of people who exhibit difficult behaviors.\n-Gain self-awareness regarding triggers.\n-Learn how to diffuse and de-escalate difficult situations.\n-Identify practical conflict management tools. \nAbout the Speaker: Ruben Rivera-Jackman\, MNPL\, speaker\, trainer and nonprofit leadership consultant\, has an accomplished 25+ year career as a nonprofit leader with practical experience in\, and solid understanding of\, a diverse range of management\, program development\, and service delivery applications. Mr. Rivera-Jackman has a passion for working with\, and advocating on behalf of\, older adults\, and has a natural ability for providing instruction and training for adult learners. After nearly 12 years of service as a Senior Resident Services Manager at the King County Housing Authority (KCHA)\, Mr. Rivera-Jackman has accepted the opportunity to serve as the Director of Resident Supports and Services for the Senior Housing Assistance Group (SHAG)\, one of the largest and leading affordable senior housing providers in Western Washington. Mr. Rivera-Jackman was the recipient of the 2011 American Association of Service Coordinators (AASC) President’s Award of Excellence. This award is given to a member who\, in the opinion of the AASC President\, is deserving of recognition for his/her work in the service coordination profession
